Currently, however, do note this location lacks a nearby MRT station. If you’re going to pick a unit here, it’ll have to be for drivers only (unless you’re fine with the sole bus stop parked outside the development – even cabs rarely pass by).

 

Of course, for our car owners, this won’t be an issue from you. This complex is a 10-minute drive from Ang Mo Kio hub, and with the North-South Expressway lined up for you, you’ve got quick access to downtown central Singapore. 

 

Plus, a stone’s throw away is Greenwich V, a little mall that’s chock-full of small yet fancy dining options (you know, the kind that hipsters and expats flock to, where there’s truffle oil on just about everything).

 

Good for:

 

Long-term gains. Though prices are lower now because of the relatively more ulu location, we’ve seen spikes in sales and rental prospects due to the aerospace park. And once the expressway is up, owners will likely reap the good reward.

 

Home-buyers, this is a great chance to sign on high-end interiors that you’ll typically find in District 9 or 10 condos. Plus, you’ll have just as much – or even more – space than those options which are often much pricier! If you’re fortunate enough to have a car at your ready disposal, this is a big steal we urge you to consider.

We love this quaint landed property. First of all, the location: it’s pretty close to Kensington Square, which houses a Giant Supermarket for easy grocery shopping access.

 

And if you haven’t already noticed, landed housing typically means some measure of isolation from convenience (the appeal stems from being away from happening malls and bustling hawker centres). We think this is one of the few landed properties where the nearest supermarket is a five to eight minute walk away. C’mon!

 

Plus, this landed property is pretty close to Nex Shopping Mall, and who’s going to say no to a fully-decked out mall that’s just a five minute drive away?

 

Zooming in, we especially love the Ken-jo lift and balcony pool residents get to enjoy. Car owners will love the basement access that provides an instant link to the car park – less stair climbing means more time to yourself (and of course, we’re sure the elderly folk will appreciate this too).

 

Of course, the balcony pool is literally just a balcony pool – pretty much only big enough for you to take a quick dip and gawk at the scenery. We still love it for unwinding though; just be careful to avoid it in a storm.

 

Good for:

One of the rarer freehold landed properties that’s pretty decent location-wise – we think you’ll like the convenience. Plus, who doesn’t love a balcony pool? For this price, we can’t recommend this one enough.

This landed property is the newest on the scene, and it’s being snapped up right now - you’ve even probably already heard of it in property news. With its TOP merely in 2020, 18 of the existing 80 units have already been sold! Fastest fingers first, indeed.

 

Watercove is a sleek, low-rise, cluster housing complex – and we love its seafront. Not just a seafront view, but a proper seafront itself, with the sand and breeze and everything thrown in to boot. The ocean is just a stone’s throw away!

 

You’ll find that the units are constructed to take full advantage of this – its roof terraces are designed sleekly for BBQs with a full-blown view of the ocean, and we totally dig the East Coast, Sentosa vibes this gives off. Plus, there’s a lift straight to the terrace, so don’t worry about hauling up charcoal and raw meat.

 

As for location, you’re probably no stranger to this – you’ll need a shuttle bus to get to Sembawang MRT station. Within the immediate vicinity, don’t expect retail or dining options, because they’re pretty much non-existent. We’re telling you right now to get used to having groceries delivered to your door and to have the GrabFood delivery guy on standby for when they get lost. The real kicker? Even by car, you’ll take at least 40 minutes to get to the CBD.

 

At the end of the day, though, this is a great idyllic escape for those who hate the concrete jungle that is Singapore. You’ll love the resort island tropical vibes you get with this one, we promise.

 

Good for:

People who want an escape from the hustle and bustle, but don’t want to drop Sentosa Cove prices on a home. Best for those who want nature and seafront views over having retail or dining options within reach.

 

6. Serenity Terrace

This 24-year-old complex is 3 and a half storeys, with a built-up space of roughly 3,650 sq ft. Parked on a quiet road, it’s about six minutes from the nearest MRT station – Kembangan MRT.

 

If you’re alright with walking a distance, roughly 10 minutes, to the nearby Changi Road, you’ll find quite a few eating options in the area. And closer to Kembangan MRT, there are prata stalls, little bakeries, a Pet Lover’s Centre, and a handful of dining options that though nondescript, are present nonetheless.

 

Retail wise, your best hope is to hop in for a drive to Siglap or Marine Parade – though it’s not far, most people will find it inconvenient without a car.

 

Fun fact: this landed property has two kitchens. The dry one is a huge open concept plan which you can use as a dining space, too. As for the wet one, it’s housed separately in a smaller space – great for hosting guests and throwing parties, methinks.

 

Good for:

If you already own a car, and you like a large, quiet environment, this one is for you. In hustle bustle Singapore, few areas embody this level of peace and quiet, and you’ll be hard pressed to find so much space at a similarly reasonable price! Lives up to its name indeed.

Rounding up the list, we have the oldest development on the list, with its completion date in 1980. For a relatively older unit, its condition is impressively intact, however, having been reconstructed in 2011. With two storeys, and a front and back garden, this landed house is roughly 8 to 10 minutes from Mayflower MRT station.

 

Just 1km away is St Nicholas Girls’ School, and you’ll find Lower Pierce along with MacRitchie Reservoir accessible with a less than 10 minute drive.

 

Honestly, you won’t find many facilities or amenities within convenient walking distance. But you can find Thomson Plaza or Nex Shopping Mall within reach of a 10 minute drive, so not all is lost.

 

At the end of the day, we think this one’s a rare gem: a freehold landed property of this size and location near Upper Thomson doesn't come by easily.

Those who want a decently spacious and fancy house, but aren’t willing to fork out Sentosa Cove style prices. Plus, for drivers who loathe traffic and avoid going into town, this location is great: you’ll find the surrounding roads congestion free almost 24/7!
